Thank you for taking the time to visit our site and viewing the scenic properties we have available. Over the years, we have compiled the questions that our clients frequently ask us. If you do not find the answer you are seeking, please contact us directly so we can answer your questions as best we can. It’s important to us that you feel completely comfortable with your purchase.

Can I see the property before I purchase it?

Yes! You are welcome to visit any of our available properties at any time. However, please note that we currently do not have a representative to show you properties. You can locate specific properties by their physical address or approximate GPS location. You may also utilize the provided maps and, if available, driving directions. Feel free to go out and take a look at any property before finalizing your purchase. Please be aware that without a deposit we cannot hold or guarantee any property. Also, it’s important to note that our inventory changes on a daily basis and is sold on a first-come, first-served basis.

What if I can’t go see the property before I purchase it?

We always recommend that you visit your property before signing the contract, however, this is not always possible for our customers. If you find yourself in this position, you can utilize our digital maps to survey specific properties.

Can you hold a property while I’m deciding to purchase it?

All of our properties are available on a first-come, first-served basis and can only be held with a refundable deposit. During your 15 Day Deposit Period, we highly recommend you visit the property and research the surrounding area. We will refund 100% of your deposit as long as you cancel during your 15 Day Deposit Period and follow our cancellation process. We never charge a cancellation fee within the first 15 days!

How do I know which property is mine?

After a deposit is received, we will send you a Welcome Packet by Docu-Sign to your email. In this packet, you will receive:

  • An Agreement for the Purchase and Sale of Real Estate (with property details)
  • An Assessor’s Plat Map for your property
  • A general map of the area with your property clearly marked

You will be able to easily locate your property using the dimensions on the Assessors Plat Map. This information can also be found on the information page when viewing specific properties.

Can I have the property surveyed?

You’re welcome to have your property surveyed at any time. If interested, you can look up a local surveyor in the area of your property. However, if you choose to have your property surveyed, this would be done at the BUYERS expense. We are not responsible for the costs associated with surveying a property.

Most of our properties are improved, buildable lots that contain utilities at the property line. These lots were surveyed in the 1950’s by a local developer at the time. However, some of our properties are unimproved Parcels with no utilities. These properties have not been surveyed. We highly recommend you do your research on the property during your 15 Day Deposit Period.

Are mineral or water rights included with the property?

You will receive 100% of our interest in any water, mineral, and oil rights. However, the owner of the residential properties does not own mineral or water rights to the property as they are reserved by the original developer. However, the owner of the property does control the access.

How can I find out about the zoning for a property?

Most of our properties are zoned, R-1 Residential units. However we may advertise Commercial and Recreational property on our website. Under Property Details you will find the zoning for each parcel. We highly recommend you do your own research on the property during your 15 Day Deposit Period.

Who owns these properties?

We own all of the properties on our website outright. We GUARANTEE that they all have clear title, with no encumbrances, liens, or back taxes.

How do I qualify for financing? What if I have bad credit?

No problem! Everyone qualifies to purchase our properties! We do not perform a credit check, nor do we run your social security number- we won’t even ask for it! All you need is a valid CREDIT or DEBIT CARD number (Visa, MasterCard, Discover) or PayPal account. You may purchase a property through our website or mobile device.

How do I purchase your property?

Simply choose your property, add it to your Cart, and proceed to Checkout! Click on the property you have chosen and follow the easy steps to purchase. All you need is a CREDIT or DEBIT CARD (Visa, MasterCard, Discover), your name, a phone number, and an address. We also highly recommend an email address, but it’s not required.

Can I purchase a property from you if I’m not a United States citizen or located in the United States?

Absolutely! Anyone can purchase properties from our website. Instructions are the same for US citizens as with noncitizens. Simply click on your chosen property and follow the easy instructions. All we need is your full name, phone number, address, and a valid CREDIT or DEBIT CARD (Visa, MasterCard, Discover) or PayPal. No credit checks or social security number are required, which means EVERYONE QUALIFIES!

What will I receive after I purchase a property?

Once you have chosen your property and paid your refundable Deposit, you will receive a confirmation phone call from us within 24 business hours. Usually, within the same 24 hours we will send out your Welcome Packet. This contains:

  • A signed Agreement for the Purchase and Sale of Real Estate (contract)
  • A Plat map with your property clearly marked
  • A general map of the area
  • Your payment statement
  • Automatic Credit Card payment information
Do you have refund/cancellation policy?

You have 15 days from the date of your deposit to receive a 100% refund. If, at any time, during your 15 Day Deposit Period you decide not to keep the property, simply email your request to Once the original copies of the contract are received, we will refund the entire deposit amount. There are no penalties or cancellation fees within the first 15 days.

If I choose to finance the property, when will my first payment be due?

Your first payment will be due approximately 30 days after you put down a deposit for the property. Your due date will either be the 1st or the 15th of each month. The exact date will be specified on your Agreement for the Purchase and Sale of Real Estate (contract).

How do I make my monthly payment?

There are 3 ways you can make your monthly payment:

  1. Sign up for Automatic Recurring Payment processing (received with  the Welcome Packet)
  2. Call our office and make your payment by CREDIT or DEBIT CARD (Visa, MasterCard, Discover) over the phone. ($3.50 convenience fee)
  3. Mail your Check or Money Order to our payment processing center at:

How long will it take me to pay off my property?

In general, you will be making a total of 191 payments on your property. Making any extra payments or payments larger than the minimum will allow for quicker pay off!

How is the Interest calculated?

Your interest rate is 10% per year based on your existing balance. It is simple interest and NOT compound interest.

What happens if I miss a payment?

Once you receive your contract, your payment will have a due date of either the 1st or 15th of each month. However, we do give a 10 day grace period before a Late Fee is applied to the account. If we do not receive payment within this grace period, a Late Fee of up to $30.00 will apply.

We do offer an Automatic Recurring Payment, in which we would charge your CREDIT or DEBIT CARD (Visa, MasterCard, Discover) each month with your written permission; this option helps avoid late fees.

How can I be assured that I am purchasing the property from a real company?

Eastville Properties, Ltd. has been in business since 1981, buying and selling property in Southern California. EagleView Lots and Land falls into this family. We also accept appointments to come into the office to meet the owner.

When does the Property Title transfer to me?

Once you pay off your property, we will prepare all the paperwork necessary to transfer title into the name(s) that are on the contract; it will be sent to the appropriate County for recording. It usually takes only 3-4 days to record, making you the official owner. Please note: it can take up to 6 months for the Recorders Office to send you the original Grant Deed. Once you receive the original Grant Deed please keep it in a safe place.

Are there any other costs involved in the purchase of the property?

Once your property is paid in full there will be a transfer fee of approximately $50.00. This includes all associated costs with the transfer including recording the Grant Deed, PCOR form, and transfer tax that is all paid to the county. There are no other costs to finalize your purchase of property.

Is there a penalty for paying off a financed property early?

There are NO PREPAYMENT PENALTIES for paying off your property early! You are welcome to pay as much as you would like each month, only a minimum payment is due monthly. We welcome you to pay your property off early and save hundreds in interest.
